Before listing, we will meet for a consultation to discuss goals, timeline, and expectations. We will run a detailed market analysis on your home so that we have an unbiased foundation for the listing price. We will find a price that you are comfortable with and is realistic in the market for getting your house sold. Our goal is to get you the most money for your house in the least amount of time.
Our team lead, Stephanie Kohl, is certified through the Wisconsin Realtors Association as a PSA (Pricing Strategy Advisor) and we use this extra training and expertise while pricing every home for the current market.

Marketing: We will prepare your home for marketing with professional photos, floor plans, and staging services. We will share the listing on the MLS, websites, search engines, portals, blogs, virtual communities and more. We present every home the best way that we can to attract more buyers. You will never see us list a house with amateur photography (no cell phone pics!). You can only make one first impression, and these days, buyers have their first showing of your home on the internet. We offer Professional High Definition Real Estate Photography and Interior Design Staging with every listing. This is essential in catching the eye of the buyer early and getting the most money from your sale. We will discuss how to showcase the best features of the house and make your home look attractive to buyers.
Negotiating: As your agent it is our job to work for your best possible price and terms. We will sell the benefits of your home, organize and present incoming offers, and work closely with you to understand your priorities, price, terms, and timing. Our team lead, Stephanie Kohl, is a CNE (Certified Negotiations Expert) which is a valuable distinction when negotiating contracts.
Focus: We limit the number of sellers and buyers that we take on at one time so that we can give our clients the attention they deserve. We work with both Buyers and Sellers which keeps us up to speed on the both sides of the market so that we can better serve our clients.
