We have personally lived in a variety of neighborhoods in Madison and the surrounding suburbs and raised our families here. Each community has something special to offer and we would love to help you find where you belong. We love the hunt, that's the fun part, and it's our job to keep it enjoyable for you with the least amount of stress possible. It's important to see a variety of houses and neighborhoods when you're searching for the right home so that you can gain a frame of reference. We will keep you informed of every house available to you on the market the minute it is listed and sometimes even before that! We have built a strong network within the Madison area and will use every resource available to find you your perfect home.  

What Sets Us Apart:

Our team lead, Stephanie Kohl, is certified through the Wisconsin Realtors Association as a PSA (Pricing Strategy Advisor) and we use this expertise while pricing every home for the current market and when working with buyers to make sure we are offering a fair price. She is also a CNE (Certified Negotiations Expert) which is a valuable distinction when negotiating contracts.   

Accessibility: Once we have completed our Buyer Consultation, you will get access to your Personal Home Search Center that is powered by the MLS. This search center has all active properties that match your search criteria that we discussed and you are able to categorize each property into Favorites, Maybes, and Rejects. It’s a great way to keep listings organized and share your feedback with your agent so they can better learn your preferences. We also provide access to an app called Home Scout to search all active properties. It is also connected to the MLS and is always up to date (unlike some other common property search apps). Communication: We will be in touch with you in a variety of ways, from sending you listing alerts to showing appointments and check-ins. We will be reachable when you need us and respond quickly to any correspondence between you and the sellers or listing agents. We also ask that you keep in communication with us and respond in a reasonable amount of time. There are many time sensitive pieces once an offer is on the table. Please provide us with contact methods that you check regularly.

Respect: We are going to work incredibly hard for you. We will do our best to have a good attitude and be a positive force during this adventure. And we ask the same of you!

Honesty: We are not going to try to sell you on every home we see. We will give you the facts that matter most so that you are informed with every detail of the home. We will not only point out positives but will point out negatives that you should consider as well.

Support: As your agent, it is our job to work for your best possible price and terms. We take that very seriously. We will run a market analysis on the house so that we're not just throwing a dart. We will negotiate terms in your best interest and present an offer that has the best chance of being accepted. We will explain contracts and contingencies to you, manage details and meet deadlines. There are a lot of moving parts in a home purchase transaction and we will be on top of them all. Our goal is to make you feel comfortable and empowered with as much knowledge as possible throughout the process.

Focus: We limit the number of sellers and buyers that we take on at one time so that we can give our clients the attention they deserve. We work with both Buyers and Sellers which keeps us up to speed on the both sides of the market so that we can better serve our clients.

Reputation: Simply put, we play nice. It might sound silly but not everyone does this. 10% of all realtors do about 90% of the sales in this area which means we work with many of the same Realtors and it's important for us all to get along. Even when things go wrong we keep a respectful attitude, communication lines open, and respond quickly. When there are multiple offers on a property and you have an agent that is known to be knowledgable, communicative, respectful, and a pleasure to work with, it significantly strengthens your offer!
